As 2026 unfolds, the city is witnessing a remarkable wave of brand new apartment developments that blend sophisticated design, community-focused amenity and enduring liveability. A Market Built on Strength

Adelaide remains one of the nation’s strongest-performing capital city markets, supported by tight supply and consistent demand. Sales levels rose 9 per cent in the latest quarter, sitting 27 per cent higher than a year ago. Rental conditions reflect acute pressure: Adelaide is the tightest capital market, with just 1.0 per cent of rental stock available, while listings remain around 40 per cent below long-term averages.

This constrained supply environment is not cyclical—it is embedded. That underlying dynamic, combined with South Australia’s strong economic fundamentals, makes well-located new apartments particularly compelling for both owner-occupiers and long-term investors.

Southwark Grounds: Adelaide’s Newest Neighbourhood

The most significant urban renewal project currently reshaping Adelaide is Southwark Grounds, located on the former West End Brewery site adjacent to the city’s CBD. This 1,300-home masterplanned community is transforming a vacant parcel of land into a vibrant, fully serviced neighbourhood.

Construction is already underway. The first 17 townhouses—known as Founder’s Row—began groundworks in late 2025, with the first residents expected to move in by the end of 2026. A mix of local and interstate developers, including Otello, Fortis, Kolabb and Contour Property, is driving the initial delivery of predominantly high-quality apartments and townhouses across the precinct.

Beyond the initial stages, Commercial & General has been selected to deliver the remaining two-thirds of the site, bringing more than 1,000 new homes alongside a supermarket, childcare centre, aged care facility, and a vibrant hospitality and retail precinct. The historic Walkerville Brew Tower will be adaptively reused as the precinct’s hospitality and retail anchor, while more than 20 per cent of homes will be allocated to affordable sale or rental. Strategically designed open space—comprising a minimum of 15 per cent of the precinct—will create a connected network of green spaces linking to the upgraded Karrawirra Parri / River Torrens Linear Trail.

Bowden’s Mass-Timber Landmark

Bowden continues to cement its reputation as one of Adelaide’s most innovative inner-city precincts. A new $80 million, 10-storey mass-timber apartment building named Flowe Bowden has been unveiled, slated to deliver more than 100 new one-, two- and three-bedroom apartments alongside hospitality spaces and a multi-level health and wellness centre featuring pilates, hot and cold pools, saunas and physical therapy amenities.

Designed by Fieldwork architects, the building integrates wellness throughout, with generous breezeway corridors doubling as spaces for people to inhabit and apartments benefiting from light and ventilation on two sides along with full-width balconies. Twenty per cent of the development’s yield is allocated for affordable housing through Home Seeker SA, exceeding the 15 per cent planning requirement.

Flowe Bowden is part of broader precinct development currently underway. Adjacent sites include a nine-storey, 36-apartment development titled Muse (under construction) and a 12-storey build-to-rent proposal delivering 80 rental apartments. A block north-west, the adaptive reuse of the former Brompton Gasworks site will accommodate 2,000 residents across 800 homes and 112 Nightingale Housing apartments within a new urban village.

Coastal Living: Glenelg’s Boutique Renaissance

Adelaide’s premier beachside suburb is welcoming several notable new apartment developments. North Shore, located on the desirable Adelphi Terrace along the Patawalonga River, is now well under construction with expected completion in mid to late 2026. This boutique offering of 40 architecturally designed apartments features wellness amenities including a plunge pool, sauna, elevated gym and multiple communal roof terrace areas.

Dusk Glenelg offers a rare proposition: just 10 full-floor residences within walking distance of Glenelg Beach. Each residence occupies an entire floor, providing privacy, generous internal space and direct lift access—a configuration more commonly associated with premium residential towers in larger capitals.

City East and North Adelaide’s Luxury Pipeline

Adelaide’s CBD is undergoing significant vertical growth. The City East urban renewal project will deliver four towers of up to 39 storeys comprising more than 700 homes, a 200-room hotel and retail destinations, including 200 affordable housing outcomes.
