It shows a rating from A to G, with A being the most energy efficient and cheapest to heat. It also gives a list of tasks that could increase the energy efficiency of the home. How does an EPC function?
The results of an energy assessment completed by a Domestic Energy Assessor (DEA) are documented in an Energy Performance Certificate (EPC). An Energy Assessor will visit your home to conduct the energy efficiency survey when your home is sold or let. During the survey, the assessor will determine the room sizes, heating systems and the types of insulation used in the house. To support their assessment and recommendations, they will take measurements and photos of their inspection.
The assessment should take no more than a few hours and the homeowner should receive the EPC in less than a week. If the EPC was carried out within 10 years after the house is sold or rented and no changes have been made to the home, a new assessment is not required. When a home is built, an Accredited On-Construction Home Energy Assessor (OCDEA) conducts a remote survey. They evaluate building plans over personal inspection.

How to get an EPC?

You can also search for an EPC online at Gov.uk websites. If you are selling or renting a home, but do not yet have an EPC certificate, you will need to arrange a survey by an accredited home energy assessor. You need to contact them directly and you can find an accredited adviser on Gov.uk. They usually charge between £35 and £120 depending on the size and type of home. EPCs are valid for 10 years, after which a new one must be obtained.
